Tenant turnover rekeys
The west side of Chula Vista has more rentals than the east, and in 91911 a lot of our week is turnover work: garden-style apartments off Palomar Street, duplexes and fourplexes in Montgomery, and older Castle Park houses that have become rentals. When a tenant moves out, the old keys go with them, and you can't prove how many copies were made.
A turnover rekey fixes that for the price of a few pins, not a new lockset: the unit keeps its hardware, the departing tenant's keys go dead, and you get fresh keys tagged by unit number. Unit entry, deadbolt, mailbox and any storage or laundry door can be done in one visit.

If the unit is empty, you don't have to meet us there. Leave access in a lockbox, and we'll text you a photo of the tagged keys when the doors are done. Between tenants is also the time to fix a deadbolt that doesn't throw all the way or a sliding-door latch that doesn't catch, before the new tenant finds it.
California also has a specific rule to know: a tenant who gives the landlord a protective order or qualifying police report can require the locks to be changed within 24 hours (Civil Code 1941.5 and 1941.6) . Call us for those and we treat them as priority.
Master key systems
A master key system lets one key open many doors while each tenant's key opens only their own. For a Palomar Street complex, a Montgomery fourplex or a row of suites off Telegraph Canyon Road, that means the owner and manager stop carrying a ring of forty keys.
We lay the system out in levels before we cut anything:

For tighter control we can put the system on a restricted keyway. Blanks for those keys aren't sold at hardware stores, so a tenant can't walk into a big-box store and duplicate the master. You get a written key chart, and every key is stamped and logged.
Storefront locks, door closers and panic bars
Third Avenue Village is mostly older storefronts with aluminum doors : restaurants, salons, barbers, boutiques and the shops the Third Avenue Village Association works with. Those doors use narrow-stile deadlocks that sit inside a thin frame, and they take a beating from daily foot traffic. The usual calls:
- A cylinder that sticks, or a key that has to be jiggled at closing time
- A door closer that slams, leaks oil or won't pull the door shut on a windy afternoon
- Panic and exit bars that stick, get damaged, or need to be added
- Mail slots, pivots and worn hinges on doors that swing hundreds of times a day
Farther south, the Main Street and Otay Valley light-industrial corridor is contractors, auto shops and small warehouses. There it's roll-up door padlocks, heavy steel man doors and gate locks. Near Sharp Chula Vista and along Telegraph Canyon Road, it's office and medical suites that need locking file rooms, and suite doors keyed so the cleaning crew can get in but not into the records room.
Exit hardware has to meet egress rules, which in plain terms means a required exit has to open from the inside without a key or special knowledge .
Keypad and access control for small sites
Plenty of older 91910 and 91911 lots now have an ADU or granny flat in the back, and plenty of landlords are tired of chasing keys for them. A code lock solves that: you change the code between tenants instead of rekeying, and you can give a plumber a one-time code instead of meeting them at the gate.
For single units, duplexes and ADUs, we install the same keypad deadbolts we put on homes and rental units. For small offices and shops, we set up simple access control: a keypad or fob reader on one or two doors, with user codes you can add and delete when staff changes. It's sized for a five-person office, not a campus.
For HOAs and property managers
On the east side, the work moves from units to common areas. Eastlake and Otay Ranch HOAs have pool and clubhouse gates, mailrooms, fitness rooms and maintenance closets. Pool gates in particular need to self-close and self-latch, and the hardware lives outside in sun and sprinkler spray, so it wears out.

Questions from landlords and business owners
Should I rekey my rental between tenants?
Yes. When a tenant moves out, you can't know how many copies of the key were made, and a rekey makes every old key useless without replacing the hardware. For rentals in Montgomery, Castle Park and off Palomar Street, we do every door on the unit in one trip and log which new key went to whom.
How does a master key system work?
One key opens many doors, while each tenant's or employee's key opens only its own. We map the levels (owner, manager, maintenance, tenant) on a key chart, pin every cylinder to it, and stamp and log each key, so a 4- to 12-unit building in 91911 runs on a handful of keys instead of a ring of dozens.
Can tenants or employees copy a master key?
Not if the system is on a restricted keyway. Blanks for restricted keys aren't sold at hardware stores or key kiosks, so a tenant in a Montgomery fourplex can't walk out with a copy of the master. A "Do Not Duplicate" stamp by itself is only a request, and many kiosks ignore it. When a manager leaves or the building changes hands, we re-pin the affected level without redoing the whole system.
